Roof and HVAC Replacement for Office Complex in Walnut Creek

 

Summary

The roof and HVAC equipment were in need of replacement.  By combining the projects, the owner saved approximately 20% of the overall cost of completing the projects separately.

Project Scope of Work

The Alhouse Deaton team managed the project that included:

  • Collaborated with ownership to prepare a project scope of work and timeline.

  • Formed a project team of highly trained consultants, vendors and contractors. 

  • Supervised bid process, materials selection to value engineer the project.

  • Lead the weekly construction meetings through the construction period.

  • Finalized scope of work and close-out package that included final permits, lien waivers, material warranties and vendor warranties.

 

Result

Due to the updated HVAC equipment and newly installed white foam roof, energy cost decreased by 12% in the first year following the replacement.

Centre Pointe Business Park

 

Client Summary

Owned by an institutional investor with the intention of maintaining strong cash flow while renovating areas of deferred maintenance.

 

Description

  • Located in Shadelands Sub-market of Walnut Creek

  • Six building suburban office complex

  • Total of 197,496 sq. ft.

 

Project Scope of Work

  • Expenses were reduced 14% in the first year of management. 

  • Operating expenses, including property taxes, have been limited to an average annual increase of 1.54% through the first 5 years of management.

  • Annual budget variance on operating expenses has been on average, less than 5% of the annual budget.

 

Results

The Alhouse Deaton team successfully managed the project with the following results:

  • Renewed 80% of the expiring tenants in the first 5 years management.

  • Completed a $1,100,000 exterior renovation project on schedule and on budget.

  • Completed a $1,650,000 common area and RR renovation

  • Completed $800,000 HVAC upgrades​

$1.2 Million Exterior Resurface Project

(Two-Buildings, 125,763 sq. ft., Office Complex in San Bruno)

 

Description

The exterior concrete walls and windows were signs of physical deterioration and inadequate water proofing seals.  Total project cost was $1,200,000.

  • Supervised bid process, materials selection to value engineer the project.

  • Finalized scope of work and close-out package that included final permits, lien waivers, material warranties and vendor warranties.

 

Results

Completed the project on time and on budget. The exterior surface sealant eliminated moister intrusion in to the building and made a significant improvement in the aesthetic appeal of the project.  Window sealer eliminated moister from penetrating in to tenant spaces and common areas of the buildings.
