PROJECT: 15,626 square foot 5-story office building.

SERVICE: Property and Project Management.

RESULTS: The building was purchased in 2017. Alhouse Deaton assumed management in 2019 as requested by ownership in order to follow the previous manager of the building to the new management company. Day to day operations continue to be steady, with new leasing and capital improvements being planned for the near term as well as part of a larger 5-year plan.

555 Clay Street

PROJECT: 4,558 square foot two-story historical office building

SERVICES: Property and Project Management

RESULTS: The building was vacant at the time of the assignment.  It was soon leased to a single tenant.  Alhouse Deaton managed the $320,000 tenant improvement.  The construction was expedited due to the occupancy requirements of the tenant.  The project came in on time and on budget. Simultaneously, Alhouse Deaton implemented a management program designed to maintain the exterior of the building and effectuate the property owner responsibilities under the lease.

900 Kearny Street

San Francisco, CA

 

PROJECT: 36,068 square foot 5-story office building

SERVICES: Property and Project Management

RESULTS: The property was purchased by an investor as a value-add investment.  Approximately $700,000 in capital improvements were completed, including two floors of tenant improvements, a ground-floor lobby remodel, roof replacement and exterior façade repairs.  After 24 months of ownership, the property has far exceeded it's original pro-forma and will soon hit the market.

580 Pacific Street

PROJECT: 2,465 square foot single-story office building

SERVICE: Property and Project Management

RESULTS: The building was occupied by a single tenant at the time of the assignment. When the occupancy changed, Alhouse Deaton worked with the new tenant to update building systems and daily operations.  The construction was expedited due to the occupancy requirements of the new tenant who continues to occupy the building.

One Sutter Street

San Francisco, CA

 

PROJECT: 30,750 square foot 10-story office building

SERVICE: Property and Project Management

RESULTS: This historical building was purchased in 2013 with substantial deferred maintenance and below market, month to month rents throughout. In the last 6 years, the building has undergone over $6 million in capital improvements, including an elevator modernization, main lobby alterations, a new exterior building maintenance system for window washing, and all ten floors have been fully remodeled. The building has since been re-tenanted on virtually all floors at market rents. Additionally a retail gut and remodel is now underway.

407 Sansome Street

San Francisco, CA

 

PROJECT: 16,700 square foot 3-story (plus basement) office building

SERVICE: Property and Project Management

RESULTS: Property had just been purchased by a new owner when Alhouse Deaton took on the assignment.  There were several operational projects and deferred maintenance items that required immediate implementation.  Those projects were prioritized and put into action. Tenant work was completed, the elevator vendor was replaced and the implementation of a lower-level upgrade is now underway. In addition, a consultant was hired to investigate subterranean leaks involving the perimeter of the building.
